Bloomingdale is one of the largest neighborhoods in Hillsborough County: more than 5,000 homes and 32 subdivisions between Brandon, Valrico and FishHawk.
There is no Bloomingdale mailing city, which confuses a lot of buyers. Bloomingdale is an unincorporated area of about 8.4 square miles, about 16 miles southeast of downtown Tampa, bordered by Brandon to the north, Valrico to the northeast, FishHawk to the southeast and Riverview to the southwest, with the Alafia River along the south. Listings carry a Brandon (33511) or Valrico (33596) address.
Building started in March 1979 with Bloomingdale Pointe, east of Bell Shoals Road. Nearly 4,000 homes went up by 1989, about 1,000 more followed around Natures Way, and the last development, Erindale Oaks, came in 2013. You will find single-family homes, condos, townhomes and villas: Florida ranches, split-levels and larger custom homes near the golf club.
Of the 32 subdivisions, about half have a mandatory HOA and half a voluntary one. The Bloomingdale Neighborhood Association, founded in 1980, is an umbrella group for the whole area rather than an HOA. Homes sold for an average of $457,882 over the year to November 2026 (BEX Realty).
Main roads are Bell Shoals Road, Bloomingdale Avenue, Culbreath Avenue, Lithia Pinecrest Road and Natures Way, with quick access to SR 60, US 301, the Selmon Expressway and I-75.
Recreation includes Bloomingdale West Park on Canoga Park Drive, Bloomingdale East Park on Natures Way with tennis and pickleball, the Bloomingdale Sports Complex, the semi-private Bloomingdale Golfers Club (a 1983 Ron Garl course), the Campo Family YMCA and the Bloomingdale Public Library.
