FishHawk Ranch West sits between Boyette Road and the original ranch, and Stowers Elementary and Barrington Middle were built next to it. Pre-sales began in 2013 from the low $200,000s. The builders have since sold out, so it is resale only now.
It is governed separately from the original ranch: the FishHawk Ranch West HOA and FishHawk CDD IV, which maintains the parks, trails and collector roads. Local brokerages report that its amenities are not shared with the original FishHawk Ranch clubs. We confirm amenity access and current CDD and HOA amounts for any address.
Neighborhoods inside FishHawk Ranch West include Encore (55+), Sagewood (Neal Communities villas) and WestLake (ICI Homes, many lots on the lake). Townhomes along Skytop Drive, Spotted Harrier Way and Kite Lane have listed between $295,000 and $375,000, with lawn care covered by the HOA.
The original FishHawk Ranch CDD’s amenity rules define residents as owners of property inside that district. FishHawk Ranch West is a separate district, so its owners are not residents under those rules, though the district sells an annual non-resident membership. Confirm access with the district for any home.
