Building in the Garden District picked up around 2005, when the welcome center moved to Park Square, the ranch’s town center with shops, restaurants and the interactive fountain.
The wide range, from townhomes to large single-family homes, makes it a good village to compare options side by side. It had the most active listings in the ranch in early November 2026.
FishHawk Ranch villages share one amenity network run by the FishHawk Ranch Community Development District, formed in 2019 when the original three FishHawk CDDs merged. Owners in the district can use all seven amenity centers. Assessments vary by village and lot, so we pull the exact CDD and HOA amounts from the tax bill for any address before you offer.

Buying or selling in Garden District?
We live in FishHawk. Before you write an offer we pull the current HOA and CDD numbers for the exact address, check the flood zone and roof age, and show you what nearby homes actually sold for. Selling? We will price it from Garden District comps, not a county-wide estimate.
Updated November 2026. Price ranges and fees change; we confirm them for any specific home. Sources: Subdivision listing data, read Nov 3 2026, Osprey Observer, 2011, Osprey Observer, 2022 (FishHawk Ranch CDD merger).
